About Cannon Ridge Homes Association

Established in 1973, Cannon Ridge is a 164-townhouse neighborhood located in Manassas, Virginia, about forty miles outside the District of Columbia.  Located off Liberia Avenue within the City of Manassas city limits, Cannon Ridge is a diverse community with an active board of directors and professional property management.

Cannon Ridge is an established community with old trees, tot lot, an all-purpose ball court, and maintained common areas.  Recent improvement projects included water drainage improvement, upgraded community lighting, asphalt and concrete improvements, and new entrance signs.

 

Amenities in nearby Manassas include the Virginia Railway Express train station, the Loy E. Harris Pavilion, the Manassas Museum, the ARTFactory, restaurants, and shops.  One of many City parks, nearby Stonewall Park and Pool offers pool passes at the pool for an admission fee. Public transportation is available through PRTC OmniRide.

Weems Elementary School, serving Grades 1-4, is within walking distance; Mayfield Intermediate School serves Grades 5 and 6; Grace E. Metz Middle School serves Grades 7 and 8; and Osbourn City High School serves Grades 9-12.

The Manassas City Neighborhood Conference sponsored the Best of Neighborhoods awards. Cannon Ridge won this award four times since 2008. Most recently, Cannon Ridge conducted a reuse/reduce/recycle initiative for 2017-2018 through a City of Manassas-American Disposal Services sponsored Recycling Grant in partnership with Altavista Landscaping LLC and Sequoia Management Company.  In November 2023, Manassas City Council proclaimed 50 Years of Community Living in Cannon Ridge.

Cannon Ridge is governed under the Virginia Property Owner’s Association Act. A three-person board of directors oversees the business of the association. For Cannon Ridge home owners, it is important to note that assessments are due the first of each month; Cannon Ridge enforces a parking permit program and each unit that is current in its assessments and without rules violations is entitled to one reserved space parking permit and one unassigned visitor space parking permit. Also, any changes to the exterior of a Cannon Ridge unit or its landscaping or hardscaping must first be approved by the board.  Changes must be in accordance with the appropriate architectural resolution and submitted on a current Architectural Change Request or Landscape/Hardscape Change Request form.  Refer to the Cannon Ridge Architectural Control Information page of this site.

Owners, onsite or offsite, are responsible for complying with Manassas City codes and zoning, and Cannon Ridge Homes Association Covenants, Conditions and Restrictions (CCRs), and Resolutions.
